I will prepare a Comparative Market Analysis (CMA) to analyze the position of your property in the current market to assist you in pricing your property correctly and competitively.
I will market your property via the Internet, to other REALTORS®, in area publications such as the Real Estate Book and Homes and Land magazines and give you advice on how to make your property stand out to those viewing it. I will walk through your property so we can determine what we can do to best showcase it.
I will place flyers on your property (if allowed) for visitors to take with them. These informational flyers will be very helpful for prospective buyers to remember your property.
Showing your home at your convenience with plenty of notice gives you time to prepare your home for prospective buyers. You will always be contacted about a showing either at work or home. I always ask sellers to provide me with instructions on how they would like their home shown so there is no confusion and conflict.
I will review offers with you that prospective buyers may submit, so we can talk about the strengths and weaknesses the contract may contain. Together, we can negotiate and decide how to work the contract out.
I will keep in contact throughout the process to keep you informed on events leading up to the close of your property. I will help you schedule a home inspection or survey and review the results with you so we can discuss how to deal with any repairs that are needed.
I will review closing documents with you before the final settlement to ensure everything is correct and understood fully before walking into closing.
